1. A deposit of £100 per week must be paid on confirmation of your booking
2. The balance of your booking fee must be paid eight weeks prior to arrival. If your booking is made less than eight weeks prior to arrival, the full holiday cost must be paid on confirmation of your booking.
3. Should you wish to change you holiday arrangements once we have issued your holiday confirmation, an administration fee of £50 will be payable to us once the change has been made. Please note that we may have to treat requests for changes of holiday dates as the cancellation of one holiday and the booking of another. In such cases cancellation charges may be incurred. We will advise you if this is the case and you must inform us within 48 hours whether you wish to continue with the original holiday arrangements or if you still wish to change your booking.
4. If you have to cancel your holiday you should write to us at bookings@eastsands.co.uk as soon as possible. The day we receive your written notification is the day on which your holiday arrangements are cancelled. Cancellation charges will be payable based on the number of days before the holiday start day we receive your cancellation, as show in the table below.
5. The rent will include the cost of all fuel, electricity and gas consumed during your tenancy.
6. The subjects of the let will include the garden ground and if the tenancy exceeds the period of one month you will be responsible for keeping the garden and surrounding grounds in a neat and tidy condition.
7. You will occupy the house with your family solely for the purpose of your holiday, asignees and sub-tenants being specifically excluded.
8. Your acceptance of this Offer will be deemed to constitute an acknowledgement of formal Notice that this is a house to which Section 12 (2) and Paragraph 8 of Schedule 4 of the Housing (Scoland) Act 1988 applies whereby you have a right to occupy the dwelling house for the purpose of youre holiday only and whereby possession may be recovered by the Landlord under the said Section.
9. You will supply towels, bed and table linen unless otherwise arranged with eastsands.co.uk. The dwelling house will be furnished otherwise by the owner.
10. You will keep the dwelling house, furniture, plenishings and effects in good, clean condition and will leave the same in good condition as when you took occupancy and if in our opinion it is necessary to engage a cleaner to have this work done, you will be responsible for the cost involved. You will also be liable for replacing any item which is broken or damaged by you or for the cost of making good such items.
11. You are specifically excluded from keeping pets in the dwelling house without our specific written permission in advance of the commencement of your tenancy.
12. Your right to occupy the dwelling house for the purpose of your holiday will not include any right to use the telephone within the premises.
13. Payment can be made by sterling cheque to Martha Fairlie.
